Understanding Market Balance (Simple Definitions)
Seller’s Market
A Seller’s Market happens when there are more buyers than available homes for sale. This often leads to stronger competition, multiple offers, and upward pressure on prices.
Balanced Market
A Balanced Market occurs when supply and demand are relatively even. Buyers and sellers typically have more equal negotiating power.
Buyer’s Market
A Buyer’s Market happens when there are more homes available than active buyers. This gives buyers more selection, more negotiating leverage, and can place downward pressure on pricing.
How We Measure Market Balance
One of the most common ways to measure market conditions is through the Sales-to-New-Listings Ratio (SNLR):
- Below 40% = Buyer’s Market
- 40%–60% = Balanced Market
- Above 60% = Seller’s Market
The SNLR compares the number of homes sold against the number of new listings entering the market during the same period.
