My name is Rod , and I have been a resident of South Ajax for over twenty years. As most homeowners do, we watch our neighbours. And when a home comes up for sale, we ask the same questions. Is their house the same as mine inside? Wonder what renovations they've done? And most importantly, what is it listed for?
 
The other thing we pay attention to is, who is the home listed with? The name Brian Kondo from Re/Max was everywhere. For over twenty years I had been seeing his “For Sale” signs…a good sign for someone looking for a knowledgeable real-estate agent.  From my very first conversation with Brian, he surprised me by saying, "Oh you have a Glenwood!" I was referred to Richard Forget by someone I met online, and it made for an excellent matchup after meeting him for the first time. My wife and I were very impressed by his friendly personality and professionalism.

Richard was very calm, cool and collective in sharing his knowledge and expectations both online and in person. We gave him the criteria of the property search and he quickly provided all the necessary information and guidance (documentation) before visiting our first showing.

April 2016 Brian Kondo and his entire team were extremely professional from start to finish. We first contacted Brian about a year before we were planning on listing our house. He gave us all the information we would need to list our house, advised us on the best time to list and provided current market value for our home. I have known Brian Kondo for close to two decades. I met him while playing on tournament ball teams. He has always been a person of solid character, approachable, generous with his time and a great human resource of useful information. Brian came to know my wife through traveling to ball tournaments with our spouses. Both my wife and I knew that Brian was involved in selling restate. When my wife passed away this year, I turned to Brian to help me with the selling of my home. Brian was very sensitive to my emotional state and he was also aware that it was my wife who took care of the day to day practical running of a home. I informed him that my lack of working knowledge in buying and selling my home would put the onus on him to help walk me through the needed steps in home buying/selling, including obtaining a lawyer, a banker and how to be organized with the paper work and in making and keeping appointments.

I did not have any conception of the value of my home on the buyer’s real estate market. Brian brought to my home relevant and up to date charts and data with information on the sales of condos in my building and in similar buildings around the city. This Brian did and he also enlisted his team to assist me. The end result was that Brian listed my home on the market and within five working days he was able to sell my home at $50,000 above our asking price and what the market was supporting at that time. Moreover, I did not inform Brian that I did not have a realtor to help me buy my new home in another area of the province. Brian became very helpful to me when he found out that I purchased my new home but that I was uniformed or unaware of my obligations and responsibilities that went along with that. He began to coach me on following up with the Tarion requirements, as well as, to ensure that I had secured bridge financing through my mortgage lender for the brief period required, that I informed the city of Toronto of the changes to my property taxes, researched for a moving company and that I had kept my lawyers informed of my business actions regarding the buying and selling of my property. Brian phoned me two to three times in a day to make sure I met my timelines and commitments and he graciously took countless phone calls from me when I needed re-assurance and clarifications on documents the builder was sending me and that I had contacted all of the utilities companies necessary. This Brian did on his own time and without financial compensation.

Not once did Brian ever show any impatience, or frustration with me for my lack of practicality and knowledge of the business world. The points that I have made here only scrape the surface of letting the reader know of all the help and support that Brian Kondo and his team have provided and shown me during this process. I know that I am very fortunate to have had the services of Brian and his team. My wife would have been pleased beyond compare with Brian's professionalism and compassion – two qualities that are not always found together in business.

I met Brian in 1992 when I was looking to sell my home. He provided me with the information I was looking for and even though I did not engage him at the time, there were no issues when I called again in 1996. I started using his services in 1996 and have used Brian's services to purchase one home and sell three homes with the last sale being August 2015. Over the last 25 years I have continued to use Brian and recommend him to family and friends (who have also used his services) because he has always been open and upfront in his approach to marketing and selling my home. Today the closing deal was carried out successfully without any glitches. It's amazing that within a month and half it went through all phases - first office visit, listing, offer, acceptance and closing. A few years ago we tried to sell this property without any significant results, only leaving us with a bad taste in our mouth once with no offer after a half year and the other with a last-minute botched Offer. This time we had to decide which real estate agent to represent us and that was the most important before we began. We had 3 options: 1. an agent who has many listings in the area where the property is located (Clarington) 2. An agent whose offices are in that area 3. An agent whose office is in Ajax and whose name is posted often on the sale sign. Brian and his team did an amazing job on selling our home, which had a little bit of a saga attached to it. We had been in touch with Brian since the middle of 2006, when we bought a new home. Since then, Brian was very diligent in sending us monthly newsletters and following up with us periodically on when we had planned to list it. Unfortunately, we could not list the home with Brian in August 2007. It took us about 3 months to sell our home through another agent. However, as luck would have it, the buyer could not close the deal, which we found out two hours before we were supposed to move.
