When I first met them in the fall, I gave them an up-to-date home evaluation. I also
showed them how their home would be marketed with what I call “The Brian Kondo Home Selling System”. They were very prepared and had a couple pages of questions for me as well. When our meeting was finished, they were upfront and said they were meeting with what they felt were “all the top agents in Ajax”.
After they finished the interview process, I got the call all agents love to receive – that after their exhaustive search they had decided to use me and my team to sell their home.
Now, the hard work was just starting. Although they weren’t going to be listing until the New Year, I sent our stager, Jessica, in to do a staging consultation. Their home was absolutely gorgeous to begin with and probably didn’t need much updating, However, they decided to do everything Jessica suggested. Then we had Ron, our photographer, go and do the photo shoot where he prepared high-definition pictures, the virtual tour, Matterport 3D tour and floor plan that we used on the MLS as well as our marketing materials. This was important to do since I wanted nice fall shots with sunshine and green grass vs. dreary winter shots with snow and slush. To show you what I mean, check out the picture of the house above.
When the New Year rolled around, Janice and Brian surprised me. They decided it
would be a good idea to start the listing while they were away on vacation! We would use the lockbox for showings, have someone drop by the house each night to make sure lights were turned off and nothing was amiss. And I surprised them after I gave them another up-to-date evaluation. After my research I told them they should probably get much more now than what I had told them in the fall. They were very surprised but appreciated that I didn’t just go with a list price they had already agreed to just a few months earlier.
The result, we received multiple offers and sold the home on the offer date for $93,000 over the asking price! Not only that, Brian and Janice were on vacation on the other side of the world in a sunny, warm climate vs. being home in the wintertime for all the showings!
