Over the years I’ve developed a detailed, comprehensive home evaluation which is very easy to follow and understand for our clients.  I call it my Portfolio CMA (Comparative Market Analysis).  I’ve tweaked it periodically, but for the most part, it’s been the same format for over 30 years now.  It’s just one part of the Brian Kondo Home Selling System and I train all the agents on my team on how to implement and use it.

Pricing the home correctly from the start is extremely important and it all starts with the home evaluation.  If the agent doesn’t know how to put one together, then there’s a good chance the homeowner won’t really know where to price the home.  What’s worse, neither will the agent!   Most of the time, after presenting our Portfolio-style CMA, our clients can tell us (correctly) where they should be priced!

Mary also mentions how my fabulous assistant called her to provide a weekly recap, which included market updates.  What wasn’t mentioned is that we also provide showings feedback, are always available to answer any questions, and sometimes just as important, offer encouragement and support every step of the way.  Selling a home is stressful, and my team is trained in always putting our clients’ feelings and needs first.
